Ideally you want that journey to end with your home selling quickly and for the best possible price. Selling your home is a complex, multi-step process that calls for the expertise of a great REALTOR®. We know what it takes to sell your home for the best price possible. Here is a general overview of what to expect:
– FIND A REALTOR®
A skilled agent can ensure your home sells quickly and for the best price, while making the entire process much easier for you. A great REALTOR® will help you determine the price of your home, do the negotiating to get you the best price, market your home with a targeted, multi-pronged approach and navigate all of the paperwork with you.
– HOME EVALUATION
We will provide a Comparative Market Analysis which will help you set the best asking price. It is important to understand that only the market can determine the ultimate value of your home. That said, choosing the optimal list price is essential to ensuring you get top dollar!
– PREPARE YOUR HOME
The next step will be to sign a Listing Agreement, which allows your REALTOR® to have professional photographs and measurements completed and begin a comprehensive online and offline marketing campaigns of your home including listing it on MLS ( Multiple Listing Service).
– House Shopping
Now the fun part! We will set up showings for you and together we will see if the homes we reviewed online meet your expectations in person! We are always there for you to help guide you through the selection process.
– OFFERS AND NEGOTIATIONS
When an offer comes in — hopefully multiple offers – this is where negotiating expertise counts to ensure you achieve the highest price and best terms. We will present the benefits and risks of each offer. You will have the opportunity to either accept, counter, or decline any offer based on its merits.
– CONDITIONS
Once you’ve accepted an offer, your buyer will want to conduct a home inspection. They may even ask you to make certain repairs. We will explain all of your options regarding the inspection. We will handle the details of the inspection and any other conditions placed as well as ensuring a waiver is signed and your sale is firm until closing day.
– CLOSING / POSSESSION DAY
This is where the transfer of funds and ownership happens. Your lawyer and REALTOR® will help walk you through the paperwork and legal documents needed to close. We will also handle key deliveries to the new owners.
