BUYER’S GUIDE – STEPS TO BUYING

Whether this is your first home or your fifth or perhaps an investment, one thing remains the same: It’s a complex process involving a great deal of time, energy and of course, money. This is also an exciting time and having a great agent to bring you clarity and peace of mind is key! Here is our simple Step by Step Guide to Buying.

– Get pre-approved

When it comes to buying a home, getting pre-approved for a mortgage is a very important step. Not only does it help you understand exactly how much you can afford to spend on a home, but it also often allows you to lock in an interest rate for a period of time which could potentially save you thousands of dollars for years to come.

– Choosing the best agent for you

Most buyers today work with a real estate agent rather than go at it alone for many reasons. A great real estate professional will provide key market insights, sound advice, and save you endless hours of time and money — all while helping you reduce the stress of a large purchase so you can truly enjoy the experience of buying your dream home.

– Set up the search

Now that we know exactly what you’re looking for, we will set you up on a search through our Pillar9 system to ensure you see every available home that meets your criteria.  We will always be in communication with you to review the listings you receive and make sure they match what you’re looking for.

– House Shopping

Now the fun part! We will set up showings for you and together we will see if the homes we reviewed online meet your expectations in person! We are always there for you to help guide you through the selection process.

– Writing an offer & negotiations

You have found a house you love and at this point you will feel confident and educated enough to write an offer.  We’ll discuss the offer price , deposit, which conditions we need to write in the offer to protect you and the best possession date. Not to worry, we will be with you every step of the way.
With years of extensive training in negotiations, conflict management and active listening skills, our team has achieved great deals for our clients!

– Condition removal and inspection

Once an offer has been accepted, it’s time to satisfy any conditions or contingencies within the time frame designated. The condition period is usually 10-14 business days, giving us time to complete a home inspection, a bank appraisal, getting the rest of your personal information and the property information to your mortgage broker or bank and arranging for any other information that might be necessary, like surveys, water tests and condominium documents (if applicable).

– Prepare for closing

Typically, you will have anywhere from 30 to 90 days before closing day. You will need to make an appointment with your lawyer (we also have recommendations) to review final documents. Our team will make sure your lawyer gets all the necessary paperwork for your purchase. However, you may need to provide your lawyer with some additional information such as insurance, down payment information and property taxes. We will negotiate a walk through of the home prior to possession and if we discover any problems, we have time to work with the sellers (agent/lawyer) for a resolution.

– Possession Day

The big day!! This very exciting day involves many things, so proper planning of your move well in advance is critical. Before you receive your keys, we cover matters such as moving arrangements and property insurance. Once everything is covered, lawyers have completed their part, your keys will be released! We will meet you at your new home and hand them over. Congratulations!!
