For up-to-date numbers on prices, sales and inventory, the Calgary Real Estate Board (CREB®) publishes monthly reports for Calgary, Airdrie and the surrounding region. National trends are available from the Canadian Real Estate Association. These are some of the most reliable Airdrie real estate resources for understanding the market, and we are happy to explain what the figures mean for your neighbourhood and price range.

Start with our mortgage calculator to estimate payments, then speak with a mortgage broker or lender about pre-approval. The Canada Mortgage and Housing Corporation explains mortgage insurance, down payment rules and programs for first-time buyers. Moving checklist

Moving to Airdrie: a practical checklist

Once your purchase is firm, a few simple tasks make moving day much easier. Use this checklist alongside our other Airdrie real estate resources to stay organized.

Six to eight weeks before moving

Book movers or rent a truck, especially if you are moving at the end of the month or in summer. Start decluttering and donating items you will not bring. Request school records if your children will change schools, and research doctors, dentists and veterinarians near your new home.

Two to four weeks before moving

Arrange home insurance to start on possession day, set up utilities such as electricity, natural gas, water, internet and waste collection, and forward your mail with Canada Post. Update your address with your bank, employer, Alberta Registries for your driver’s licence and vehicle registration, and any subscriptions.

Moving week

Confirm the time to pick up keys with your realtor and lawyer, pack an essentials box with chargers, toiletries, snacks and basic tools, and take meter readings on move-in day. Walk through the home to confirm everything is as agreed in your contract.

After you move in

Change the locks or reprogram keypads, test smoke and carbon monoxide detectors, locate the main water shut-off and electrical panel, and register for city services such as recreation programs and library cards. Then take a walk around the neighbourhood and say hello — you are home.

Do you recommend local movers and trades?

Yes. We keep a list of trusted local movers, cleaners, inspectors and trades and share it with clients as part of our Airdrie real estate resources.

Who do I call to set up utilities in Airdrie?

Electricity and natural gas are arranged with the retailer of your choice, while water, wastewater and waste collection are City of Airdrie utilities. We provide a full list after your purchase is firm.

First-time buyer programs

Airdrie real estate resources for first-time home buyers

Buying your first home is exciting, and there are several federal programs that can make it more affordable. These Airdrie real estate resources summarize the most common options so you know what to ask your lender and accountant about.

First Home Savings Account (FHSA)

The FHSA lets eligible first-time buyers save for a home with tax-deductible contributions and tax-free qualifying withdrawals, up to annual and lifetime limits. Many Airdrie buyers combine an FHSA with other savings to build their down payment faster. Check the current rules with the Canada Revenue Agency or your financial advisor.

RRSP Home Buyers’ Plan

The Home Buyers’ Plan lets eligible buyers withdraw funds from their RRSP to buy or build a qualifying home, then repay the amount over time. It can be a valuable source of down payment funds, especially for couples who can each use the plan.

First-time home buyers’ tax credit

Eligible first-time buyers may claim a non-refundable federal tax credit in the year they purchase a home. Keep your purchase documents and statement of adjustments from your lawyer so you or your accountant can claim it at tax time.

Insured mortgages and amortization options

With mortgage default insurance, qualified buyers can purchase with less than twenty percent down. Recent federal changes expanded longer amortization options for some first-time buyers and new builds. Your mortgage professional can explain which options apply to you and how they affect your monthly payment and total interest.

How we help first-time buyers

We start with a free consultation to explain the process from start to finish, connect you with trusted mortgage brokers, help you set a realistic budget and show you neighbourhoods that fit. Many of our happiest clients are first-time buyers who felt supported at every step. Explore our Airdrie home buyers guide for a step-by-step overview.

Who counts as a first-time home buyer in Canada?

Definitions vary by program, but generally you have not owned and lived in a home you or your spouse owned within a recent period. Confirm eligibility for each program with the CRA or your lender.

Can I use more than one program?

Often, yes. Many buyers combine the FHSA, the Home Buyers’ Plan and the tax credit. Your financial advisor can help you plan the best combination.

Homeowner resources

Resources for Airdrie homeowners

Our Airdrie real estate resources do not stop after you get the keys. Here are some helpful topics for homeowners who want to protect and grow the value of their property.

Seasonal maintenance in Alberta

Alberta weather is tough on homes. In spring, check eavestroughs and downspouts, grade soil away from the foundation and service your air conditioner. In fall, clean gutters, shut off exterior taps, service your furnace and replace filters. In winter, watch for ice dams and keep vents clear of snow. Regular maintenance helps prevent expensive repairs and keeps your home market-ready.

Renovations that add value

Kitchens, bathrooms, basement developments and energy-efficient upgrades are popular with Airdrie buyers. Always obtain the required permits from the City of Airdrie, and keep records of the work, because buyers and their lawyers may ask for them when you sell. If you are planning a renovation, ask us which projects tend to offer the best return in your neighbourhood.

Understanding your property assessment

Each year the City of Airdrie mails an assessment notice that estimates your home’s market value as of a specific date. It is used to calculate property taxes, not to set a sale price. If you believe your assessment is incorrect, the City explains how to ask questions and file a complaint within the deadline.

Know your home’s current value

Whether you are refinancing, planning a renovation or simply curious, a free home evaluation gives you a clear, data-driven estimate of what your home could sell for today. We are always happy to help, even if you are not planning to move soon.
